Toilet, washroom, WC, ladies, gentlemen, restroom, lavatory, loo – a toilet is a toilet by any other name. But in Feng Shui, its positioning matters, according to Joey Yap

Toilet in Feng Shui
The toilet has been given a lot of bad press in Feng Shui – is it true that it flushes away wealth, relationships and other good things in life? While some readily place little trinkets in their washrooms in hopes of ‘preventing money from being flushed away’, others go as far as to structurally relocate their toilets to another sector of the house. Which begs the question: Where is the best sector for toilets to go, if any?
Three Crucial Factors 
Before we go into that matter, let us first get acquainted with some Feng Shui basics – the ‘Three Important Factors’ – when assessing the Feng Shui of any property. These three factors are the main door, kitchen, and bedroom.
  • Main Door is the threshold between Yin (internal) and Yang (external), and therefore acts as the ‘Mouth’ where Qi (energy) enters the property. A good Main Door ensures that the entire building receives a healthy amount of Qi.
  • Kitchen in fact refers to the stove. The stove is crucial because this is where food is cooked. When food is cooked, it transforms from one state (Yin) to another (Yang). A stove located in a prosperous sector of the house ensures the occupants are well-nourished and healthy.
  • Bedrooms are where most of our time is physically spent  to replenish our bodies (Yin) after a hard day’s work (Yang). As such, the location of the bedroom directly affects the health and emotional well-being of its occupants. Generally, a well-supported bedroom is one that ‘sees’ a hill or higher ground externally – this is where the Qi is stable and sentimental (versus fast-moving and aggressive).
Avoid Aligned Doors 

How about the toilet? Well, it becomes a problem when the main door of a house is directly aligned with the bathroom door. What happens is that when Qi enters the property through the main door, it flows straight into the toilet – thus, not allowing it to meander and flow throughout the entire building. As such, occupants will not be able to benefit from any energy that enters the property. This is especially true when the distance after entering the main door to the toilet door is less than 10 feet apart. In the long run, this condition depletes the positive life force (Yang Qi) of the people in the house.  
Today, there are those who spend up to hundreds of thousands ringgit to beautify their lavatories. For as long it is kept clean, there should not be any Feng Shui fuss about toilets. After all, no one can live without it, so apply some common sense!

3rd House Maximum 70 percent home loan

OMG, really a bad news for me. Yesterday not only bad news of us Democratic loss of the House. Bank Negara Malaysia is imposing with immediate effect the maximum loan-to-value (LTV) ratio of 70% for the third house financing facility taken by a borrower as it seeks to curb “excessive investment and speculative activity in the residential property market”.
Below is the entire statement issued by Bank Negara:
Measures in Promoting a Stable and Sustainable Property Market and Sound Financial and Debt Management of Households Bank Negara Malaysia wishes to announce with immediate effect the implementation of a maximum loan-to-value (LTV) ratio of 70%, which will be applicable to the third house financing facility taken out by a borrower.
Financing facilities for purchase of the first and second homes are not affected and borrowers will continue to be able to obtain financing for these purchases at the present prevailing LTV level applied by individual banks based on their internal credit policies.
The measure aims to support a stable and sustainable property market, and promote the continued affordability of homes for the general public.
At the national level, residential property prices have increased steadily in tandem with economic development and the rise in income levels.
This aggregate growth trend remains largely manageable and has not deviated from the long term trend in residential property prices.
In the more recent period, however, specific locations, particularly in and around urban centres, have experienced faster growth, both in the number of transactions and in house prices.
This is further supported by an increase in financing provided for multiple unit purchases by a single borrower, suggesting increasing investment activity that is of a speculative nature.
What a bad news, not only me but i think for all investor must be very upset. There are so many developer waiting to launch their project end of this year, i think they must use more strategic to sell the unit now. For example rebate up to 20%, or the down payment can use installment. I got no mood for today already.
In the very short term i think the price still not going down yet. They will still maintain the price until mid of next year see how is the property sale. Those project planning to sell on next year will monitor the other developer sale result already launch.

除首期外‧買屋須準備多少錢

池先生現年27歲,月收入4千令吉,他來信提出有關購買房屋的問題,由於是購屋領域的新人,希望多瞭解一些有關購屋的常識,例如除了準備10%首期錢,尚需準備多少個百分比的購屋相關款項。
他在信中提及物色到一間位於沙亞南、售價15萬令吉的永久地契公寓。
另外,在購買轉手房屋時,需要注意哪些事項?
答:以池先生月收入4千令吉來計算,假設還有汽車分期付款1千令吉要償還,剩下3千令吉,只要房屋貸款分期在1千令吉之間,沒有拖欠信用卡債,他的房貸申請獲批的幾率是相當高的。
如果是貸款90%,由於貸款數目不大,池先生的償還貸款期限不需要拉太長,假設是15年,每月的分期付款在1千令吉之間。
至於律師費及印花稅等費用,分為兩筆,一筆是買賣合約的律師費與印花稅,另外一筆則是貸款的律師費與印花稅。
先說買賣合約,如果產業交易價是15萬令吉,1%的律師費即是1千500令吉,還有其他相關費用,因此,律師費這筆不只是1千500令吉,政府的印花稅是首10萬令吉1%,就是1千令吉,接下來11萬至20萬2%,池先生產業價格另外的5萬令吉印花稅以2%計是1千令吉,印花稅這筆需要2千令吉。
至於貸款合約的律師費與印花稅,以貸款數額作為計算基礎,同樣是首15萬令吉1%,而印花稅則是貸款額x0.5%,假如貸款14萬令吉,需繳付的印花稅是700令吉,當然律師樓還會徵收一些相關費用。
在購買轉手房屋之前,最好能確保賣主不是破產者,雖然幾率不大,但曾發生過一些買主面對這樣的問題,苦惱不已。
另外,在簽署買賣合約、與銀行簽署貸款合約之前,必須準備足夠的律師費及印花稅,這是一筆不小的費用。
其實,在還沒有訂購房屋之前,也可以向一些銀行詢問,表明本身準備購買價格15萬令吉的房屋,以自己的收入、準備面對多少年的房屋供期,可以貸款多少錢等等,銀行貸款部的職員會協助計算出比較準確的數目。

Ensure you have more Yin features in your bedroom as this aids in health, longevity and relationships, says Joey Yap 
The idea behind having a bedroom with optimal Feng Shui is fairly simple – instead of active Yang, we need to consider the receptive Yin. We like our bedroom to be slightly more Yin than Yang. Why is that so? Whereas wealth pursuits require activity and creative power, health and longevity rely on stability and recuperation. Hence, the condition of your main door, a Yang feature, governs your wealth aspects. The condition of your bedroom, a Yin feature, governs health and relationships.
From this you would be able to instantly deduce, for example, that a bedroom with too many doors or windows, is undesirable. Multiple openings mean multiple movements, resulting in a pre-dominantly Yang condition. Not enough Yin means not enough rest. This also applies to bedroom with too much sunlight – a source of Yang Qi. While in most Feng Shui cases, ample sunlight is important, too much sunlight is not required in the bedroom.
External Views Matter
A good bedroom is one that calms and allows rest to occur. Externally, having a mountain view is also favourable. Mountains and hills are natural Yin features that lend stability to the room and its occupants. What we do not want to see outside the bedroom are pylons, highways (overly Yang), rivers (a natural Yang feature), dead trees, lamp poles, and other merciless features. If you have these outside your bedroom, block the view with thick curtains. Keep the windows closed at most times, so as not to receive the (negative) Qi from this direction.
While you do not have to worry too much about the colour of your curtains or sheets, you do have to ensure that your bed is properly placed. Always, the head of the bed needs to be placed against a solid flat wall. This is the stability (Yin) factor that supports the bed. What you should not do is to place your bed in an angled position – even though it faces one of your favourable directions. Even at advanced levels of Feng Shui practice, observing physical forms always supersedes formulae. Hence, having your bed head situated at the sharp 90 degree angle where two walls meet is, in fact, is placing your head at a point of volatile Qi. Good health and good relationships will be hard to sustain.


There should not be any beams running above your bed as well. This is especially detrimental if the ceiling beam is right above the head of the bed. Install a false ceiling to allow Qi to flow smoothly around the room (Yes, Qi flows upwards as well!). Other common forms to observe in Feng Shui is to ensure that the room door is not directly aligned to the bed – that the door does not ‘open directly’ towards the bed. In such cases, Qi that flows into the room spears directly onto the bed (force of Yang).
Last but not least, colours do not play a significant role in Feng Shui – However, painting your room entirely blue and black, for example, may be a case of being extremely Yin.

Milano @ Kota Kemuning


KUALA LUMPUR: Property developer Jaya Upaya Corp Sdn Bhd expects to sell all its boutique bungalows at Milano@Kemuning by the end of this month after receiving overwhelming response during the project’s launch on March 6. 

Managing director Lee Cheng Bing told StarBiz the company had already sold 50% of the 38 three-storey boutique bungalows. 

“We are optimistic based on the feedback we received during the property’s launch where we managed to attract about 300 walk-in potential buyers and investors. 

“With the economy heading for improvement and attractive interest rates from the banks, we should be able to sell all the remaining units by end of this month,” he said. 

Lee said the bungalows were priced at RM1.5mil to RM2.3mil for lot sizes ranging from 4,000 to 7,500 sq ft. The project is located near the Kesas Highway. 

“A new highway is under development now to connect Kota Kemuning to Shah Alam. 

“Milano@Kemuning will be much more accessible once the highway is opened,” he said. 

He said the outlook for the property market was improving with most big developers upgrading their developments to come up with more premium products. 

“We can see in the areas surrounding Milano@Kemuning that people are still coming to buy properties from the developers though the prices have increased now. 

“Our launch that day saw the participation of some buyers in their mid-30s and this is a good sign that more young professional buyers are coming into the market,” he said. 

Milano@Kemuning is a gated residential scheme on 3.2ha of freehold land next to Alam Impian township and near Kota Kemuning in Shah Alam. 

The project has a gross development value of RM80mil and targets completion by the end of 2011.

購買新屋與成屋‧各有何風險

偉明來信提問以下問題:
1. 購買建成的房屋或興建中房屋的分別,有哪些風險?
2. 興建中的房屋與建成的房屋,在價格上是否有很大差別?
3. 購買房屋的整個過程怎樣?
4. 與發展商/賣方/銀行簽署買賣合約之前,還需注意哪些事項?
5. 在選擇貸款銀行時,應注意哪方面的問題?
答:購買建成的房屋與購買興建中的房屋,價格上會有差別,至於差幅有多大,這很難說,因為這胥視產業所在地區、是否為永久地契或租賃地契產業等等。
關於購買房屋事先要注意哪些問題,這要看是向發展商購買、還是購買轉手房屋,假如是購買發展商推出的房產單位,首先要知道產業所在位置,有關地點在這之前是否為廢礦湖、填了垃圾的空地或是低洼地。
如果在意這些地點,或是對這些地點沒有信心,最好是不要做出購買決定,以免給了訂錢後進退兩難。
購買發展商新推出的產業,應該瞭解的事項包括選擇聲譽好的發展商、查看發展商是否將土地抵押給銀行、有關產業是否坐落在租賃地契土地,假如是,還有多少年期限,建築藍圖是否已獲批准等等。
發展商提供的新屋推售小冊子,只能作參考,從中提供的資料,加上其售價做比較,然後再請教對購屋較有心得的前輩,以免做出錯誤決定。
有些發展商為求提高產業計劃的吸引力,也提供免買賣合約律師費優惠,可是,必須選用發展商的律師,這一點有利有弊,好的一點是可省卻律師費,但卻受制於發展商。
在選擇銀行的貸款配套,是以個人的財務條件為准,這需要由銀行貸款部的主要人員為個別申請者進行估算,譬如申請者的年齡、收入,準備購買的房屋價格在那一個水平,預備貸款多少個百分比等。

貸款銀行付款‧期限多久

馬小姐來信說,她在7月中簽署貸款合約,9月8日致電貸款銀行的律師樓,被告知銀行還未發出第一批款項給賣方的貸款銀行,律師樓那裡一直說還在處理逾期的房貸,所以他們不能催促銀行加速處理。
請問:貸款銀行是否必須在買賣合約簽署後的3個月內繳付款項,以便買方能在期限內拿到房屋鎖匙?真正期限是多久?律師都有收取費用,為甚麼買方似乎處於被動,只能一味等?
答:馬小姐的來信沒有提及購買的是屬於永久地契或租賃契約的單位、賣方是否已償清房屋貸款;另外,是有地房屋,或是分層產業,是否已有個別地契或分層地契,這些都沒有在信中提及。
假如是屬於租賃契約的單位,必須尋求地方政府或州政府的批准,3個月的落實交易期是在取得批准後開始計算,這與永久地契的交易有些不同,永久地契的單位,在雙方簽署買賣合約後的3個月內需落實交易,假如超出期限,買方需支付賣方利息。
另外,假如有關單位仍未有個別地契或分層地契,需尋求發展商的首肯,發展商將象徵式收取一個小數目的行政費用。
假如賣方仍未償清產業貸款的餘數,律師在接獲買方銀行釋出的款項,其中一部份將用來償付賣方尚未還清的貸款,貸款償清後,律師將辦理解押手續,這需要一些時間,解押手續辦好後,才能進行產業擁有權的轉名。
馬小姐如果清楚本身購買的單位是屬於甚麼類型的產業,然後再向律師跟進,相信會有一個圓滿的答案;另外,買賣雙方簽署的合約,應該會有說明,是否在3個月的預定期限內完成交易。

購二手單位需“轉名批准”?

劉先生說,他在2010年6月,訂購了一個二手公寓單位,已經支付10%首期錢及律師費,不過,至今仍在等待發展商的“轉名批准”。
其代表律師及他不斷跟進,撥電到發展商辦公室至少已有一個月時間,可是,情況並沒有改善,每次打電話過去,辦公室的一名助理總是說電腦系統有問題,聯絡經理時,她還沒有問說是甚麼問題,就馬上說還在等待他們的代表律師進行文件處理,至少需要一個月時間。
當他打電話到發展商的律師樓,又是同樣的說詞,他們在等待發展商的指示。
“對於這些形同官僚的處理問題方式,以及他們的工作態度,我真的很失望,請問可以採取哪些步驟?”
答:劉先生購買的轉手單位,如果已有個別分層地契,並不需要向發展商尋求批准,除非是租賃契約的單位,在為產業單位辦理轉名手續申請時,律師需向州政府或土地局提出批准申請。
假如還沒有分層地契,需尋求發展商發信批准即可,沒有所謂的批准轉移分層地契手續這一環節。
劉先生向發展商跟進、詢問進展,只是口頭其實並不足夠,最好是採用白紙黑字的書面形式,每一次的詢問也要他們簽收做為跟進紀錄。
不過,為劉先生負責買賣合約的律師相信會更清楚整個交易的情況,因此,劉先生也可以向律師樓跟進,在轉手市場進行產業買賣,一般需在3個月期限內完成,另加一個月寬限期,惟買方需支付賣方利息,在期限內完成交易是重要的環節,以節省利息開銷。
假如是租賃契約單位的買賣,需尋求州政府或土地局的批准,3個月的期限是在取得批准後開始計算,這是租賃地契產業與永久地契產業買賣不同的地方。

聰明購屋,要買到物有所值的房屋,準備功夫絲毫馬虎不得,而且要掌握購屋的還價技巧,這也是重點。
需瞭解行情
所謂貨比三家不吃虧,瞭解行情是購屋還價的第一步,購買房屋議價學問大,假如還價過了頭,可能錯失成交機會,掌握產業市場行情,對於自己屬意的房屋,不論是新建成的房屋,或是已有一段屋齡的舊屋,都要清楚這些房屋的最新市價。
針對產業行情有一個底稿後,接下來就是議價實戰階段,購屋是人與人之間的交易,許多時候,打出溫情牌攻勢,有助於打動人心。
在網絡上的團體購買已經普及化,現在連購買房屋也可以透過團購來還價,這種情況通常出現在預售屋或新建的房屋,集合親朋好友集體購買,有時可以取得相當可觀的折價優勢,譬如10%或15%的折扣。
假如類似這樣的還價方法不能取得預期效果,也可以附近的銷售單位做為議價籌碼,特別是自己屬意的單位有些缺點,而鄰近的類似單位又比較便宜,可以將這個策略派上用場。
採用“挑三撿四法”
許多買家在購買房屋時,採用的另一個方式是“挑三撿四法”,譬如格局不方正、屋旁有電房,樓層單位數目太多、客廳太小、浴室不通風等等。
我們都知道,沒有所謂的完美房屋,假如有心還價,總可以挑到房屋的一些缺點,迫使賣主讓步。
雖然說會嫌貨才是真正的買家,但也不能無的放矢、惡意中傷,在還價的過程中,要拿捏得當,尤其是許多二手屋的賣主,通常在自己的房屋,已住了一段時間,就算是有缺點,也禁不起人家嫌棄,想在對方傷口上灑鹽,恐怕還是要搭配低姿態,才不會落得賣方翻臉不賣的下場。
在進行議價時,“第一口價”該還價多少才合理呢?所謂“第一口價”就是買方第一次開的價錢,通常會低於自己可負擔的價格,再慢慢往上加。
為了避免被當成“沒誠意”,不妨參考坊間機構的調查數據,例如針對新建屋或二手屋的最新議價空間調查,根據這些議價幅度調查結果,做為開價的依據。
通常景氣越差時,議價空間會變大,景氣在谷底時,可以還價的幅度比較大。房產與股票市場一樣,當發生大災難、或爆發金融危機時,會是進場物色房產的時機。
在預售房屋期間,商店、報紙廣告還沒發佈時,正是試探市場接受度的時候,趁此時購屋還價,通常能獲得不錯的價格。
另外,當有些產業計劃賣剩下不到10個單位時,要儘快清貨時,或是一般人不喜愛的4樓,一般可以買到比同區域較便宜的單位。
現在許多房屋的業主都有貸款,從抵押給銀行的房屋相關文件,可以看出一些端倪,如果賣方在近期內拿房子借款的額度很高,很有可能手頭緊縮,買方砍價成功的幾率也相對升高。
此外,直接向銀行表達購屋需求,詢問有意購買的房屋價值多少、可以貸款多少比率時,銀行會提出評估結果,可以做為與屋主議價時的依據,多問幾家銀行可以得到更多參考答案。
找到關鍵人物洽談
最後,在議價過程中有個很重要的技巧,就是找到關鍵人物,直接和價格決策者洽談,才不會白白浪費時間。
一般來說,預先銷售的房屋是由發展商以特定價格,由公司的銷售部門負責,或是委託代銷公司銷售,代銷公司再請銷售人員賣房子;在這個流程中,有3個等級可以決定房價,產業發展公司銷售經理、代銷公司主管及銷售人員。如果只能接觸基層銷售人員,議價的空間一定比較小。
如果能直接與發展公司的銷售經理、或是代銷公司高階主管議價,不僅省事省時,也能談到好價錢;如果能更進一步與產業發展商接洽,拿到的價格絕對比代銷公司來得低。
另外,如果透過產業經紀公司購買二手屋,一般經紀都是以房價的固定比率抽取傭金。但如果買方表現購買誠意,經紀行也想趕快做成交易,在經紀傭金方面,也有一些還價空間。總之,議價各有技巧,就看精明的購屋者如何運用了!

港產業回酬最高 大馬亞洲排第三

香港產業市場為去年表現最佳者,創下高達15.4%回酬,緊隨的是泰國,大馬回酬排第三佳。
金融風暴禍及日本產業市場,負面回酬達0.6%下,拖累亞洲產業市場在2009年表現黯然失色,寫下0.2%負面回酬;根據涉及中國、香港、日本、韓國、大馬、新加坡與泰國7大市場的產業投資數據(IPD)顯示,去年亞洲產業市場創下0.2%負面回酬,歸咎於佔最大權重的日本產業市場表現遜色。
大馬第三佳
反觀,香港產業市場卻春風得意,產業價一路走高下,創下逾15.4%正面回酬,更是當中表現最好的地區。
零售為表現最佳的領域,之後是工業與物流,而辦公室產業卻是表現最惡劣的一欄。
總部設在倫敦的IPD,首次提供亞洲產業數據,並依據135項投資組合的3千363項資產的估值研究與收入數據評估,去年涉及的產業總值達1千700億美元。
不過,IPD未說明產業市場表現失色的特定原因。
許多亞洲市場,如香港、中國與新加坡,去年下半年的產業價節節上升,尤其住宅領域,促使市場對產業泡沫化產生疑慮。
香港產業價去年已飆升約三分之一,同時自年初以來也走高了另15%,辦公產業的租金也因缺乏供應飆高。
至於日本產業市場則因經濟步履蹣跚難有作為。
