Rising confidently next to Menara Sunway on Jalan Lagoon Timur, Sunway City Bhd's (SunCity) The Pinnacle office tower is expected to stand out with its world class facilities, excellent connectivity, flexibility for expansion with its generous 23,000sq ft floor plates, and four executive restrooms with showering facilities per floor.
Ngeow Voon Yean, SunCity managing director, property investment, said there are also over 10,000 interconnected covered car-parking bays within SIRC providing ample parking space for tenants and visitors.
The ground and mezzanine floors of The Pinnacle, which will sit atop a six-level basement car park, are designed for banking operations and F&B outlets.
The 25-storey Grade A, disabled-friendly building with a gross development value of RM300 million will have two zones - a 13-level low zone and 10-level high zone - while a landscaped deck will link the mezzanine floor to other alfresco F&B outlets at the nearby Sunway Hotel and Resort Spa.
Scheduled to be completed by 2013, it will have a total nett lettable area of 716,655sq ft.
Created to be a prominent landmark, it will showcase such features as a signature portico-like structure that leads to a double-volume grand lobby surrounded by glass for maximum natural lighting, finishes that include high quality granite and marble at the main and lift lobbies, and contemporary interiors.
Above all, SunCity has ensured that the building's security system is not compromised: It will be served by two banks of highspeed gearless lifts, six each in both zones, while two other separate banks of twin service lifts will transport tenants to the basement.
Adding to these features will be 24-hour CCTV monitoring and a comprehensive system that includes flap barrier card access connected to the lift destination control system. This is integrated with a visitor management system to make certain that the building's security system is not put in jeopardy.
The security arrangement is part of The Pinnacle's integrated computerised building automation system that also controls the central alarm, airconditioning, fire protection and sound systems.
To meet the requirements of MSC-status companies, the office tower will be equipped with a fibreoptic backbone infrastructure for highspeed broadband connectivity and WiFi internet access.
And in tandem with the global green movement, it is also designed to comply with Malaysia's Green Building Index (GBI) and Singapore's Building and Construction Authority (BCA) Green Mark.
Eco-features among its facilities and amenities will include green landscape at the lobby and its surroundings, motion sensors to optimise energy consumption, energy-efficient heat recovery system for airconditioning, double-glazing glass to reduce heat, earthfriendly materials, and carbon dioxide detectors to control air quality.
According to Ngeow, The Pinnacle offers a unique corporate environment as it is located within an internationally acclaimed integrated resort city.
"This seamless connectivity enables the office tower's tenants to enjoy a total working-shopping-leisure-residential neighbourhood that provides added value beyond the offices.
"The connectivity is enhanced by free shuttle bus services plying SIRC, corporate membership packages to a host of facilities and a talent pool at their doorstep as SIRC is surrounded by established neighbourhoods in PJ, Subang Jaya, Bukit Jalil and Puchong.
"The Pinnacle represents the last piece of the SIRC jigsaw puzzle as the amenities and facilities supporting the township's commercial component are all in place now," he added.
