投資房地產5顧忌

產業顧問指出,通膨造成我們的現金儲備不斷貶值,如果房地產投資獲利,可以作為對衝通膨的工具。
可是,要如何才能投資得當?在投資房地產的時候,應該避開哪些方面的問題?
綜合業界人士的意見,投資房地產,最大的顧忌有以下5點:
● 不容易出租
● 房價不起反跌
● 難收到租金
● 選錯地點
● 利息過高
雖然是5大因素,但這些原因都互相關連,先說第一項,產業不容易出租,這與地點有很大關係,很可能是出入不方便、附近居民的素質、有關地區治安較差等等。
由於出入不方便,基本設施欠完善,房價很可能不起反跌,這是投資產業最不想面對的局面。
一個地區的居民素質或收入水平欠佳,都足以造成業主不容易收到租金,這是相當傷腦筋的情況,特別是如果你需要租金來承擔一部份的房貸供期。
許多購買新發展區產業的業主,有些時候會陷入選錯地點的困境,原以為有關地點發展潛能佳,卻沒想到發展藍圖被擱置一旁,導致率先一步推出的產業發展計劃,不只沒有增值或保留在原有水平,還跌破購買價,猶如購買汽車一樣貶值了。
如果貸款利息不斷升高,而投資產業的回酬卻不如預期理想,最後的結果是投資折損。
綜合上述5大因素,不論是任何一個因素,都足以讓投資產業者不賺反虧。
如果面對以上任何一個或多個問題,是否有轉機的可能性,理論上來說可以扭轉,只是實踐起來可能不容易。
假設不容易出租,業主可以通過包裝,提供較吸引人的配套,以爭取租戶,例如提供屋內相關設備,方便租戶,同時在租金方面稍微調低一些。
假如這樣的努力依然不能吸引租戶,很可能是同一地區、同樣的單位太多了,那麼,業主可能要耐心等待,等到產業的價值上升到一個水平才脫售,要不然可能要折損售出,避免虧損更多。
