合資購屋可行嗎?

我們幾個準備購屋的新鮮人在大學畢業後,踏入職場大約2年半時間,一直合伙向別人租屋,我們打算購買房屋,如果以個人能力購買,恐怕只能選擇距離市場比較遠的地方,假如要購買靠近工作地點的單位,單單一個人的財力,根本辦不到。
請問:有甚麼辦法可以兩全其美,就是脫離租戶、身為業主的同時,依然可以選擇住在靠近工作地點的地方,如果幾個朋友合資購買,可行嗎?
答:屋價頻頻上漲,令許多尚未購買房屋的社會新鮮人,開始有了購買房屋的構想,問題是:當自己沒能力獨資購買,如何籌資或合資購買?
在大馬的房產置業或產業投資市場,合資購買產業的情況,多數是父母與子女、夫妻聯名、兄弟姐妹之間,也有一些是以男女朋友的關係聯名購買。
如果純粹是好朋友關係,除非大家有很好的協議和默契,這樣在申請房屋貸款時,才比較容易獲批准。
市場上一些合作伙伴,他們以成立公司的方式,合股、合資購買商業產業,做為投資工具,3、5個人各持同等或不同等比率的股份,涉及產業投資。
至於住宅產業,如果一個人的財力辦不到,無法圓業主的夢想,也許可以選擇與親人合資,聯名的人選最好是沒有負債,同時短期內可以保持聯名關係,假如是新建房屋,在取得新屋鎖匙後的3、5年內,聯名一起供還房貸分期。
在銀行承擔客戶的貸款合約開銷,譬如律師費與印花稅,通常會有鎖定期,普遍是5年,隨著貸款條件的加緊,多數商業銀行已不承擔客戶的律師費與印花稅,鎖定期調整為2年或3年。
因此,聯名的雙方或三方,必須確保至少維持聯名關係3至5年,彼此可能需要確定在這幾年期間,不會有變化,譬如要撤出聯名投資,準備與其他人合作投資等等。
