未來6個月‧屋價展望樂觀

本地房屋發展商對大馬產業市場接下來6個月的展望保持樂觀,並且預期屋價將上漲,漲幅料不超過20%,視成本的漲幅而定。
業者3大促銷工具
大馬房屋發展商會對會員展開的調查顯示,2010下半年,更多業者推出新的發展計劃,他們最常用、
最有效的3大促銷工具分別是:
1.免/或津貼律師費
2.免/或津貼印花稅
3.特別規劃財務配套
大部份受訪者表示,較多的業者採用所有促銷工具,採用折價優惠的比較少,也有少數受訪者表示,2010上半年、賣不出的單位比2009下半年稍多,無法賣完的產業單位,主要原因是:土著單位、經濟形勢不穩定。
調查顯示,無法售出的單位,平均價介於RM250,001至RM500,000,不過,在一些州屬,譬如霹靂、森美蘭、馬六甲、吉蘭丹/登嘉樓及彭亨,賣不出的產業單位,平均價在10萬令吉至25萬令吉。
實行消費稅料衝擊產業發展
至於其他州屬,賣不出的單位多數超過25萬令吉,在融資方面,46%表示,他們受到銀行調高基本借貸率的影響,68%預計,消費稅措施的實行,預料將對產業的發展造成衝擊。
2010上半年,超過半數(58%)推出新的計劃,這比前期的不到半數(31%)理想;此外,超過半數受訪的業者表示,他們推出規模比較小的計劃,每項計劃少過100單位。
除了檳城及吉隆坡,其他各州的受訪者表示,他們推行的每項計劃,單位數目不到100個。
不過,67%在吉隆坡推行發展計劃的產業發展商,推行的個別產業發展計劃超過100個單位。
在這段期間,排屋是最多業者興建的產業類型,與2009下半年的35%接近,另外,發展商(12%)表示,他們對興建半獨立式房屋/獨立式洋樓的興緻比之前大。
無可否認的,與2009下半年(17%受訪者)比較,29%受訪者表示,2010上半年的銷售業績比較理想。
至於購屋者或買家,多數是首次購屋及買來自己居住,2009下半年至今,在買家當中,本地投資者及業主的數目稍有增加。
